Terms and Conditions
1.0 General

1.1 These terms and conditions of business govern the services provided by JCH Inventories, an independent property inventory company and service supplier to the property lettings market. The commissioning of JCH Inventories property inventory services by any instructing principal on behalf of their client, the client, or the client’s legal representative is deemed as agreement with these terms and conditions.

2.0 Provision of Services

2.1 If the client appoints an instructing principal, it is the instructing principal's responsibility to make the client aware of these terms and conditions. Ignorance of these terms by either the instructing principal or the client will not be accepted or recognized by JCH Inventories.
3.0 Fees
3.1 The instructing principal is responsible for paying all fees for services rendered. Payment is to be made within the agreed period, as stated on the invoice. Interest charges may apply for late payments.

3.2 If the client is not represented by an instructing principal, fees must be paid prior to or at the scheduled service date.
​
3.3 JCH Inventories reserves the right to charge an aborted call fee if the client cancels a booking without 48 hours' notice.
​
3.4 In case of discrepancies caused by the instructing principal or client, resulting in a need for the service to be repeated, the second appointment will be charged separately.
​
3.5 Reports remain the property of JCH Inventories until all fees are paid in full. Completed inventories are sent to the instructing party in PDF format.
​
4.0 Disputes and Complaints
​
4.1 Any complaints or disputes must be notified within 5 working days of the services being completed or before any tenancy deposit is returned.
​
4.2 JCH Inventories does not accept responsibility for errors or omissions in reports.
​
4.3 In case of disputes and outstanding fees, reports remain the sole property of JCH Inventories.
​
4.4 JCH Inventories reserves the right not to attend court for disputes if its representative did not attend the original check-in appointment.
​
5.0 Services
​
5.1 Reports are independent, fair, and accurate records of the property's condition. They do not guarantee the adequacy or safety of items.
​
5.2 The inventory clerk is not an expert on materials and does not determine monetary values. The report is not a structural survey.
​
5.3 JCH Inventories will not move heavy, large, awkward, or valuable furniture.
​
5.4 Items in inaccessible places will not be listed or inspected.
​
5.5 Clients are responsible for ensuring contents are in their respective rooms upon tenancy termination.
​
5.6 Perishable items are not listed, and specific items may not be individually inspected on check-out.
​
5.7 JCH Inventories attempts to test electrical appliances for power only.
​
5.8 Utility meter readings are taken if accessible; otherwise, the client must provide the readings.
​
5.9 Clients are responsible for property security, heating, plumbing, and meter usage.
​
5.10 Time lapses between reports and check-ins cannot be independently verified.
​
5.11 JCH Inventories is not responsible for lost or unaccounted-for keys.
​
5.12 JCH Inventories may amend services and pricing at its discretion.
​
6.0 Dilapidations
​
6.01 Check-out reports compare discrepancies, and fair wear and tear are considered.
​
6.02 JCH Inventories does not accept responsibility for dilapidations.
​
7.0 Regulations
​
7.01 Compliance with regulations is the responsibility of the instructing principal and/or client.
7.02 Certificates noted in reports do not authenticate compliance; they indicate the certificate's existence at the time of the report.

8.0 Exclusions of Liability and Indemnity
​
8.1 JCH Inventories is indemnified for any instructions resulting in unlawful acts.
​
8.2 JCH Inventories is not liable for tool breakdown during inventory or check-out.
​
9.0 Law and Jurisdiction
​
9.1 The contract is governed by English law, and any disputes are subject to English jurisdiction.
​
10.0 Contract
​
10.1 No variation to these terms is effective unless agreed in writing by an authorised signature of JCH Inventories.
​
11.0 Modifications of these Conditions of Use
11.1 JCH Inventories reserves the right to change terms and conditions, and modifications are effective upon posting. Clients will be notified of any changes.
​
12.0 Disclaimer/Limitation of Liability
12.1 JCH Inventories provides its website and information on an 'as is' basis, disclaiming all warranties and limiting liability for damages.
​
12.2 JCH Inventories disclaims responsibility for viruses or other harmful components.
​
12.3 Refunds for appointment cancellations and overpayments are subject to specified conditions.
​
13.0 Using the Inventory
​
13.1 Items or damage not reported within 7 days are not the responsibility of JCH Inventories.
​
13.2 The inventory is compiled assuming items are in good condition, and colours are for description only.
​
14.0 Check Out Report
​
14.1 The property is inspected thoroughly, and charges may apply for damages beyond fair wear and tear.
​
14.2 Cleanliness and item placement must match the inventory; charges may apply for discrepancies.
​
14.3 All cleaning, personal item removal, and key handover must be completed at the appointed time.

15.0 Disclaimer
​
15.1 JCH Inventories is not responsible for items missed or damage not seen after 7 days.
​
15.2 Heavy items and items in lofts, cellars, and locked rooms are the landlord's responsibility.
​
15.3 Charges for depreciation follow a specified formula.
​
15.4 JCH Inventories may adjust the report within 5 days based on evidence and professional opinion after challenges from the landlord or tenant.
